Reservation Process & Refund Policy
This page outlines the standard reservation process and refund policy for all rental units handled under our management.
Reservation Process
-
Viewing & Confirmation
After unit viewing (or confirmation based on complete details provided), interested tenants may proceed with reservation. -
Reservation Fee
A reservation fee is required to temporarily hold the unit and stop further marketing while documents are being prepared. The fee is equivalent to one-month rent and will apply as your advance rent. -
Effect of Reservation
-
The unit will be removed from listings
-
Other inquiries will be declined
-
The reservation reflects the tenant's intention to proceed with the lease
-
-
Application & Contract Signing
The reservation fee will be applied as part of the move-in cost upon successful contract signing, unless otherwise stated.
Refund Policy
General Rule
Reservation fees are non-refundable by default.
This is because the unit is held exclusively for the reserving tenant, and potential opportunities to lease the unit to others are declined.
Refund Considerations (Case-by-Case)
Refunds may be considered, but are not guaranteed, and are subject to approval under special circumstances, such as:
-
Verified emergencies or unforeseen personal situations
-
Unit-related issues discovered prior to move-in
-
Delays or issues caused by the owner or building administration
If approved, refunds may be:
-
Partial only
-
Subject to administrative costs
-
Adjusted based on how long the unit was held and opportunity loss
Important Notes
-
Refund approvals are at the sole discretion of the owner or authorized representative
-
Refund percentages, if any, vary per situation
-
Approval of one refund does not establish a precedent for future cases
-
All decisions regarding refunds are final
Acknowledgment
By proceeding with the reservation and payment of the reservation fee, the tenant confirms that they have read, understood, and agreed to this Reservation Process & Refund Policy.
