1. Payment Details

  • Rate: The rate is inclusive of monthly association dues and electricity bills.

  • Reservation Fee: The reservation fee is equivalent to one month's rent and will be applied as the first month's advance payment. Please reserve the unit at least one month before the contract date. The reservation fee is non-refundable.

  • Post-Dated Checks: Required for the lease term.

  • Security Deposit: A two-month security deposit is required. The security deposit protects the unit owner from unforeseen expenses such as unpaid bills, damages, or losses to the rented property during occupancy. If all lease terms are fulfilled, the security deposit will be returned at the end of the lease, with deductions made only for:

    • Damages beyond normal wear and tear

    • Cleaning expenses

    • Unpaid utilities

    • Lost or damaged furniture

2. Reservation Details

  • The reservation fee is equivalent to one (1) month's rent and will be applied as the first month's rent or one month's advance rent.

  • The reservation is valid for 30 days only and serves as a holding period for the unit. During this period, initial requirements must be submitted to prepare the lease contract.
  • First come, first served basis.
  • The reservation fee is non-refundable and non-transferable.
  • No rush reservations. Please reserve at least two weeks before your intended move-in to allow time for document processing, contract signing, and notarization.
  • If the tenant does not show up on the contract signing date or fails to communicate with us, the reservation will be forfeited.

3. Requirements to Submit

  • Valid government-issued photo ID with address and signature (required for all residents and principal tenant).
  • Proof of Income (Lastest Bank Statement for the checking account)
  • Four (4) pieces of 2x2 ID photos (required for all residents).
  • Proof of billing address (must match the address on the principal tenant's ID), such as Meralco, water, or other utility bills. (Principal tenant only)
  • Completed forms from the admin office.

4. Documents to Accomplish

  • Signed Lease Application & Reservation Agreement
  • Signed Lease Agreement
  • Signed After Move-Out Deductions
  • Signed Inventory list (applicable to Semi-furnish & Fully-Furnish units)
  • Signed Condo Care & Upkeep
  • (All forms will be provided by us)

5. Occupants Limits & Visitor Restrictions

Guest requests are allowed once per contract and are limited to stays of up to 24 hours, provided the total number of occupants does not exceed the unit's maximum permitted capacity. All guest stays must be approved in advance by management. For student tenants, overnight stays by parents may be allowed on a case-by-case basis.
