1. About the Units
Where are your rental units located?
Our units are in the University Belt, Manila, near schools, hospitals, transport, and commercial areas. Each listing shows the exact building and nearby landmarks.
Are the units furnished?
It depends on the unit. Each listing clearly states whether it's fully furnished, semi-furnished, or bare.
2. Viewings & Appointments
How do I schedule a viewing?
Message us via website, Facebook Page, or WhatsApp. Viewings are by appointment only.
Why do you require an ID before viewing?
For safety and coordination. This applies to all viewers and helps:

What ID should I send?
Any valid government-issued ID. A photo is enough. You may cover sensitive details — name and photo are sufficient.
3. Reservation & Requirements
What happens after I view the unit?
If you decide to reserve, we request standard requirements like valid IDs, proof of income, post-dated checks, and advance rent. All details are explained before payment.
Is reservation refundable?
Reservation is non-refundable and non-transferable.
4. Rent, Payments & Contract
How much is the advance and security deposit?
Typically:

What payment methods do you accept?
The Security Deposit are accepted via official bank accounts of the owner or authorized representative only.
How long is the lease?
Minimum lease terms are stated per unit (usually 6 months or 1 year).
5. Proof of Income
Why do you ask for proof of income?
We request basic proof of income as part of our standard tenant screening process. This helps ensure that the unit is affordable for the tenant and allows us to responsibly match tenants with suitable units. This protects both the tenant and the property owner.
What proof of income do I need to submit?
We only ask for simple and reasonable documents. One or two items are usually sufficient.
For employed tenants:

Recent payslip (last 1–3 months), or

Certificate of Employment (COE), or

Employment contract (salary page only)
For freelancers or self-employed tenants:

Bank statement (last 3–6 months; you may hide balances), or

Client contracts or invoices, or

Screenshot of platform earnings (e.g., online work or business)
For students:

Do I need to submit all documents listed?
No. Only one or two documents are usually enough. We aim to keep the process simple and respectful.
Is my information kept confidential?
Yes. All documents submitted are used solely for tenant evaluation and are kept confidential. We do not share personal information with third parties.
What if I cannot provide proof of income?
In some cases, a co-signer or sponsor may be accepted, subject to review and approval.
When is proof of income required?
Proof of income is typically requested during reservation or application, not during the initial inquiry or viewing stage.
Why is this required before approval?
This ensures a smooth rental experience, avoids future issues, and helps both parties proceed with confidence before contract signing.
6. House Rules & Occupancy
Who can stay in the unit?
Only declared occupants in the contract. Subleasing or sharing without permission is not allowed.
Are pets allowed?
Pet policies depend on the building and unit. Check the listing or ask us directly.

How is my personal information handled?
All personal information is:
